During a home purchase in Plymouth, Campton, Thornton, Rumney, or anywhere in Central NH, you’ll receive a document called the title commitment (sometimes called a “commitment for title insurance”).


This is one of the most important documents to review before closing, because it outlines exactly what the title insurance company is willing to insure — and what exceptions exist.

What Is a Title Commitment?



A title commitment is a formal document issued by a title company or closing attorney promising to provide title insurance once all listed requirements are met.




It shows:




• What the title company will insure


• What issues must be fixed before closing


• What exceptions will not be covered




Think of it as the “preview” of your final title insurance policy.







What’s Included in a NH Title Commitment?



A full title commitment usually contains three sections:




1️⃣ Schedule A – Basic Information



Includes:


✔ Buyer and seller names


✔ Legal description of the property


✔ Purchase price


✔ Proposed insured (usually the lender and buyer)




2️⃣ Schedule B – Requirements



Lists everything that must be resolved before closing, such as:


✔ Paying off mortgages or liens

✔ Obtaining missing signatures


✔ Finalizing probate for inherited property




3️⃣ Schedule C – Exceptions



These are items not covered by title insurance, including:


✔ Easements


✔ Covenants and restrictions (CC&Rs)

These “exceptions” stay with the property.
